We are committed to funding your deal faster than anyone upon contract signature, with a minimum standard of within 30 minutes.

Assuming all aspects of the deal and ongoing communication meet our baseline criteria there is no limit to how many deals we can fund!

Generally speaking the best approach is to negotiate this aspect of the contract to make it refundable in order to get standard EMD funding, however if that is not possible you can fill out our general contact form and we can work with you to secure a PML.

In the event it falls through before the option period expires, we will cancel the transaction with title and have the EMD returned. If the deal falls through after the option period has expired you are responsible for returning the full amount.

You can have the seller sign an addendum approving the release of the EMD before the money is sent (recommended), or you can take personal responsibility and accept the risk of having to cover it yourself (not recommended).

EMD funding is a standard 40% and can be negotiated for multiple-deal scenarios.
